What is a Condensing Unit?

A condensing unit is the outdoor half of a split air conditioning system. It houses the compressor, condenser coil, condenser fan motor and electrical components including the capacitor and contactor. Refrigerant vapor carrying heat from indoors is compressed inside the cabinet, and the coil and fan then release that heat to the outdoor air.

Why it matters to you

In Clark County and the Portland metro an AC condensing unit can sit idle most of the year and then run hard through a few summer heat waves, so problems often surface on the first hot day. Fir needles, leaves and moss collect around cabinets over the wet season and restrict airflow through the coil.

Practical guidance

Keep about two feet of clearance around the cabinet, clear debris before cooling season and never open its electrical panel. A spring tune-up by a licensed technician checks the capacitor, contactor, refrigerant charge and coil before the first heat wave.
